  • Essential Documentation: To proceed with the rental process, you will be required to submit scanned copies of your Emirates ID, residency visa and three cheques: one for the security deposit, one for the first month’s rent, and one for the agent’s commission. The first two cheques should be made payable to the landlord, while the third should be made payable to the real estate agency.

  • Ejari Registration: Upon signing the lease agreement and confirmation of cleared cheques, the tenancy must be registered with the Ejari system.   • Meticulous Approach: During the move-in inspection, take your time to check everything. Meticulously examine all aspects of the property, including opening drawers and cabinets, testing the functionality of all appliances and fixtures, and comprehensively documenting everything through a combination of photographs, videography and a detailed written report.

Utility connection
  • Ejari Prerequisite: The activation of your Dubai Electricity and Water Authority (DEWA) connection is contingent upon the successful registration of your tenancy with Ejari. Once confirmed, you can activate your DEWA account online or at a DEWA Customer Happiness Center.
  • Required Documentation: To activate your DEWA account, you will need to have your Ejari number, tenancy contract, Emirates ID and passport copy, DEWA number (if you were a previous customer), and the nine-digit premises number located on a mounted wall plate near your front dorr. A refundable DEWA security deposit (AED 4000 for villas and AED 2000 for apartments) is also applicable.
  • Additional Connections: Make sure to arrange for the connection of other essential utilities, such as gas and AC. Your landlord or real estate agent can likely provide guidance on setting up these connections.
